Our students enjoy the highest quality interiors, locations close to the University of Portsmouth and a team of five on hand day and night to support you with any issues you need help with.

Portsmouth is a great city to come to University in, it is vibrant and has a great range of indoor and outdoor activities, including beach and one of the longest promenades in Europe!

The majority of our properties have been let on a joint and several liability. This determines that all tenants are considered as one joint enterprise and will be treated as such. Rental payments are due to be paid monthly as a household in one set payment.

Each tenant is required to have a UK based guarantor who will guarantee their contractual obligations. If you are without a UK guarantor, you will need to pay your rent in two instalments.

In some cases, you may be able to pay your rent on a termly basis in line with the receipt of your student loans.

All of our student properties are complete with furnishings. All bedrooms will comprise a double bed, mattress, wardrobe units for clothes and contents storage, a desk and accompanying desk chair.

Your kitchens will be complete with an oven and cooker, as well as white goods to include a washing machine and large fridge- freezers. 

Your rent will comprise the following utilities; water, gas, electricity and internet.

The start date of your tenancy is stipulated on your agreement. A member of your household can collect keys on behalf of you all. We will give you a time slot to help you avoid traffic and high-volume waiting times.

The properties should be completely redecorated and professionally cleaned prior to the start of your tenancy. We will have a full-time member of staff on hand to assist you with any queries you may have when moving in.

Smoking is not permitted inside the property; all of our space includes a rear garden. Please puff away outside for the safety of yourselves and others.

Our properties are only licensed to hold the set number of tenants in the property. Your friends and family are more than welcome to pay you a visit. You are however, responsible for them throughout the course of your stay. Extensive stays are longer than four days and are not permitted under the terms of our tenancy.

You acknowledge and agree that once you have signed the tenancy agreement you have no right to cancel the contract during the fixed term of your tenancy. You will be liable to pay the rent in full and any related fees concerning the property throughout the duration of the tenancy.

We may however be able to release you from your tenancy agreement if you are for any reason in a position where you need to terminate your tenancy.

You will need to find a suitable candidate to replace you on the tenancy agreement and relieve you of your contractual obligations. This person must be a full time University student with a UK based guarantor where reasonable.

There is a £50 change of tenancy payable by either the incoming or outgoing tenant. Where a tenant requests a change to the tenancy agreement (e.g., a change of sharer). We are entitled to charge up to £50 for the work involved in amending the tenancy agreement or the amount of our reasonable costs if they are higher.

To secure one of our spaces, you are expected to pay a security deposit. Your security deposit will be held with a government accredited tenancy deposit scheme and will be used against the condition of the property.
